Comments: I support the principal of adding B&B accommodation to the Bishop Blaize as this will assist in ensuring the future viability of the Bishop Blaize public house. However; after viewing the site, it is my inclination to object on the grounds that the proposed building will be over 2M higher than the existing building, and the new building will be dominant as it will be on the property boundary and the older existing shorter building is set back from the road. A lower building with a height less than the existing building would be acceptable. This is a conservation area, and the extension at its current height will detract from the adjacent Grade II listed thatched building. Part of the land that the proposed extension will go on is occupied by (1) electricity pole, (2) oil tank and (3) waste bins (although being a commercial operation these have been removed by the suppliers for non-payment). Whilst the electricity pole can be moved (and the cables could be put underground as is the normal practice in the village) there is no provision for the oil tank or waste storage with the proposed extension. Car parking. When the pub was open the car park was frequently full and customers sometimes had to park on the very narrow roads in the vicinity. In addition to the space taken up by the bins and oil tank, 3 parking spaces are being taken up by the new building. The new building will require 4 additional parking spaces to support the new accommodation, and there is the question of the outstanding additional one car parking space that was a requirement of the last extension to the Bishop Blaize. The gates to the car park (for which they do not have planning permission) will preclude the use of the end parking space when they are open reducing the parking area further. Therefore the current parking facilities for pub users is being reduced by at least 7 spaces. There is the outstanding space, making 8 and the space taken by the gate making 9. There is mention of disabled access to the new accommodation, but no provision for disabled parking. At least another 9 car parking spaces plus any spaces taken up by re-siting the oil tank and waste bins should be made available and these should include disabled parking facilities. It is not clear from the plans which rooms will have disabled access to the gardens and dining area, and non appear to have suitable access for disabled persons. The barn which is included as part of the conversion is currently a major part of the storage for the pub. Garden furniture, Beer barrels and crates will have to be stored outside which will detract from the visual character particularly relevant in a conservation area. There are also bats in the barn. The existing ground floor plan 05668904.pdf titled "Pub Floor Plan" does not show the pub bar. This is rather a serious omission for a pub, and contrary to the instructions that they received when their 'change of use' application was turned down last year.
